I currently run a laundry business and internet café from my home that I rent. But I need a new venue for the business. Can you give me advice on how to go forward?

The best way to find the right property big enough for your growing business is to contact a good property rental agent who works in the area that your current business is located.

Refer to local newspapers and read the classifieds for properties that are up for rent. You can also look on the internet for properties to rent.

Look for defects

When visiting possible properties, make sure that the property is in good condition. Settle on a property that you can easily afford. Check the lease very carefully before you sign it. Look for defects such as light switches that don’t work, broken windows, leaks, damp, door handles and list all these issues on the lease.

Make sure that everything works property. This is to protect you when you decide to move. Remember, you will have to pay a deposit up front, which is only refunded when you vacate the property if everything is left in the way that you found it.

Do a background check

It is also a good idea to check on the reputation of the rental agent or the person you are renting the company from to ensure that they deliver what they promise. Rental agents can be checked through The Estate Agency Affairs Board (EAAB) on www.eaab.org.za.

If you are dealing with a private person, ask them for references, speak to the former tenant and ask them how fair the owner was.
